Biergarten is exciting.

"Express Stores Inc" appears to be a front for TMobile...was hoping it was the clothing store

I like that Redd's is coming to NB and hopefully it will do well for years to come in that location. Of course, I'm partial to German bier and going to beer gardens so what's not to like? Too bad there won't be an outdoor component at this location but all good anyway.

I was just at the other Redd's next to the Pru Center in Newark last Saturday prior to the SH hoops game. Also does not have an outdoor area. Nice crowd of RU fans in conjunction with the Rutgers alumni association pre-game event. I think that Redd's has been around for a couple years now and looks to be going strong.

How many outlets do they have?

What's with Jimmy John's franchises mysteriously disappearing everywhere. There was one I used to frequently get lunch at in Princeton Junction and one day it was just mysteriously not there. Now there's this one in NB and also one I used to frequent on Eisenhower Pkwy in Essex County just closed randomly.

Don't know why but I do know that that jersey subs is a much better sub franchise, more akin to Tastee than Subway, unlike Jimmy Johns imho

It may be franchise overreach...

Amazing to see so many places in NB fail. Not sure of the problem?

There's no centralized student population. No one is taking a bus from the Towers on Livi, to get a burger or Jimmy Johns on College Ave. Also, student's are gone almost 5 months. As busy as the The Yard food places are during the semester, they're begging for customers May-August and January. Maryland/Penn State have ALL their students near their downtowns. That's enough students to support national chains like CVS-Panera etc

Parking is also a big deterrent. No place to park to patronize The Yard or Easton Ave businesses. Sure there's the parking decking behind Barnes and Noble, but you cant find the entrance and its $3.50 just to drive in. NB should have convenient metered parking that costs $.50/$.75 to grab food or shop. Simply not a walkable destination to drive to right now. A dynamic mix at the old Ferren deck site would help create that. Another ice cream place took over Jimmy Johns. It will go out of business within a year.....

Ferren project still has a ways to go unfortunately. I agree with the rest of your analysis

I do not understand why NB needs so many ice cream places.

Thomas Sweets is in really good location. It's famous and in my view by NB standards they charge a premium price that even students are wiling to pay. What is the logic of opening more?

The only other place I ever remember buying ice cream as student was a little place across the street that had a deal for something like a $1 cone one day a week. And, that place eventually become a hookah store, which did much better business.

If you're going to sell food, sell food college students, especially RU students, want to buy where there isn't some locally known hot spot lording over you. It isn't that complicated in my view.

Also, just want to say it's great to see new cool spots opening up. I know for myself, my last friend that lived in NB left in 2016 so now I am just there for football, so after this season I was not really feeling a positive vibe. We need these reminders.

I would think with the # of beds of university housing on CAC these days combined with the numbers of students living off-campus nearby (5th & 6th wards), that there'd be a decent critical mass but I could be wrong. Numbers-wise I'd like to think that's several thousand students so at least the equivalent to a medium sized college/university. Can't argue that it's only 7 months of primary demand though.

There is no money in NB and therefore the commercial choices cannot be as diverse. The city is littered with poor students or poor minorities with a peppering of yuppies and families with modest incomes.

College students everywhere do not have money. I haven't tracked other college towns openings and closures except to say I think RU is ahead of the average college town in terms of food options but behind in terms in retail.

Another issue for retail is the density of NJ. RU is surrounded by Bridgewater Commons-Menlo-Woodbridge Malls, not to mention Rt18 all within 15 minutes of campus. Not like that in crappy valley. Combine that with most kids live within an hour or so of campus and mom/dad will buy it for them when they’re home

That's a fair point.
