You guys need to do your research before acting like Mr Know It All, American Dream Mall did not miss their mortgage payment, it is Mall of America which is own by the same family
Do you really think they made their mortgage payment on the American Dream? It's not reported because it's not public information. The Mall of America loan was securitized and servicers have to report everything.

If that be true then there should never be reason for all the borrowing and delays and overlays which occurred for years . Just make the malls into low income- affordable housing destinations .

Great food choices , nice communities ,lower crime rates , safety for our children who spent HOURS outside playing , a outstanding educational system, less poverty and homelessness, far less drug abuse and a belief we could overcome any adversity. You DON’T have that now ... seems a large group is bent on the fall of our way of life ... love that socialism.

May be true but only some will benefit from a housing boom. Drug addiction , alcohol addiction, crime will eat into any gains the minority classes gain ... oh I ‘m sorry ... we want a classless feudal system because that always works.

Read what I said please ...I believe this to be true....I have all I need here in New Jersey my children, grand children, my home , great restaurants and if I want to travel into the city for shows and sports other than Rutgers if it was available to us ... pre pandemic I was able to travel for years to multiple destinations and for that I am grateful. Some people have for the moment forgotten that this country of ours is still the best in the World ...if it wasn’t you would not have the clamor of immigrants wanting to come here... Are we a perfect society no ...show me a more perfect society... we have had our faults, disagreements and even civil war... and yet as long as I can afford the tax structure of New Jersey and my neighborhood remains variably stable and safe I’m in for the long haul... People from other states view NJ as ( New York) we are so much different.... they fly into Newark and what do they see? They drive up the NJ Pike and what do they see? There is much more to NJ... but still many and not Boomers will be leaving to raise their families and what is unfortunately happening... Here’s the thing... I live in town of many races , creeds and skin colors and even with all going on we still talk and listen to each other. Unhappy with the initial cause but realizing burning and destroying is NOT the way to correct injustice past and present.

I was pointing out the fact that home prices are going up because more people are moving into NJ. Can't comment on all that other stuff you said.

If they wind up with a financial hit, how much of that will be given to us taxpayers?

I asked the same question earlier and I don’t think anyone knows on this board. The majority of the cost is absorbed by the developers and maybe the state might absorb some cost but I assume they considered the sunk cost already in the project. The current owner put up 49% of Mall of America and another Canada Mall as collateral for America Dream.

all mortgages and rents, both residential and commercial so that includes mortgages on all rental property as well, and all loan pmts, could have been put on pause this whole time. (especially with near zero interest rates today).

but the feudal lords and loan holders have the most power over all govts, and don't feel they should share in the suffering in the slightest with those they lend to, so the best and most blatantly obvious solution never happened.

those at the top of the food chain put all the burden and suffering on those beneath them, and the govt just let them despite all the bailing out and subsidization and zero interest loans and buying up all their bad debt they have gotten from the govt.

beyond disgraceful plutocracy governance.

Would the real estate taxes have been put on hold?

Would the wages to the supers et. al. have been put on hold?

Would the gas and electricity bills have been put on hold?

A), up for discussion, and wouldn't recommend a one size for all answer.

that said, i think property taxes in general are a horrible taxing mechanism, but that's a different debate.

btw, have you not seen the numbers on mortgages and rents that have gone unpaid the last few months.

how well the economy bounces back once things open back up, will directly depend on how economically decimated the mortgage and rent and loan payers are at that point, both commercial and residential.

all those "closed for good" because of covid businesses, wouldn't be closed for good had mortgages, rents, and loans, been paused at zero accrued interest.

for mortgage holders, landlords, and lenders, those paying them are the golden goose.

and the govt's golden goose as well, including the property tax golden goose.

an economically decimated golden goose, is their long term worst case scenario.

long term, pausing would have been in everyone's best interest, the feudal lords and lenders, the home buyers, tenants, and borrowers.

again, how we bounce back will be directly dependent on the economic health of the consumer, who is the golden goose of our economy..

killing the golden goose is never a good plan.

Just curious. What is wrong with the current structure? I agree it never should have been built but it's a very nice facility. Just cursed.

Since the project started so long ago some of it is outdated and there is rust and mildew throughout. There are also imperfections construction wise within the mall.

Well most of the main structure is 10-15 years old and was vacant, not properly maintained, and some sections left to the elements. So it seems likely to be true. The video covers this topic and is well researched via public sources and materials.

I saw that but to be fair they referenced the parking garage for the rust/mold/mildew (which would impact any project in this country built around the same time) and the one piece of railing. I could find that same issue with any other new construction. I get that people think it should never have been built (and I am one of them) but the video was just another lazy piece we see today. It’s here so I really hope it succeeds. Also, what’s wrong with having a water park in this area? As a skier I was hoping to use the slopes this spring/summer. Nothing even close like those around here.

Here’s their new protocol. My concern with that place is the locker area seemed crowded, even when the slope didn’t seem busy. Looks like they have a new procedure to designate locker room space. Hope that works.
