Popeyes opening in New Brunswick

"Parikh is “developing” (in industry parlance) a Popeyes Louisiana Kitchen in downtown New Brunswick and it will soon open at 375 George St., next door to the popular Burger King. The location is quite promising, offering more than just loads of foot traffic in the center of today’s rapidly growing home to Rutgers University and Johnson & Johnson’s worldwide headquarters."

Nice. Can't wait to get back to the Bruns and see some of the new buildings on campus and downtown.
 
They're already down the road 10/15 minutes away in Flemington.

It would take a rocket ship to do that trip in 10-15 minutes, and the area around the Flemington store is congested because of road construction there that has taken out at least one lane of 202 south.(They're doing a flyover at Flemington Circle, which is just north of the Chick-Fil-A. But, to return to the subject, I don't see why a Chick Fil A in Menlo or these other locations should prevent one in New Brunswick.

I could be wrong, but it is my understanding that a lot fast food places have rules about how close locations could be to one another. To be fair, two Chick Fil-As opened within walking distance of each other in Manhattan but that is a different circumstance.

The unfortunate aspect here is that Popeye's is typically not associated with vibrant neighborhoods. Their food is OK but it is a little greasy for my tastes (vs Chick Fil A which I find to be the least greasy of the chicken chains, and to have the best nuggets).

Chick-Fil-A seems to do spectacular business, judging from the line at the store in Flemington. I would think they'd be eager to do a store in New Brunswick to pick up what would be a good market for them.

15/20 is more appropriate you are correct. That circle construction is horrific.

I don't know if they're like Shake Shack but they like them spread out possibly.

I like the idea of a flyover at that circle; going southbound is difficult. But it's really annoying to lose lanes and not have anyone working on the project because of the dispute in Trenton about funding the Transportation Fund.

Is Menlo that close to New Brunswick? since I'm not at New Brunswick, I tend to forget the local geography.

Yeah it will help when completed but seems like it was taking forever already and that was before the stop!

It's about 20 minutes I'd say depending on traffic. Easton Ave to 287 to 22.

And we agreed that it's about 20 minutes from Flemington to Bridgewater, yet there are stores in both locations. So it wouldn't seem as though proximity to another store would be a problem. Maybe it's that Chick Fil A tends to depend on drive-though business, and this wouldn't be true in New Brunswick.

Both Menlo Park and Freehold malls have one. Maybe they are just slowly rolling them out in Jersey to see how many they can build before it hits saturation point. One on Rte 9 in Marlboro/Old Bridge would make a killing and there hasn't been one built yet.
 
Yes I think so. They've also gone into a more fast casual where they bring your food out to you.

Oh, didn't know there is one in North Brunswick. That would be too close, although I know that traffic between North Brunswick and New Brunswick can be frighteningly heavy due to Route 1. I try to travel between the two on Route 27.
 
Popeyes on Milltown Road just off of Georges Road next to Dunkin Donut
which does about the same good for people in Brunswick as the Burger King (blech! btw but someone must still eat there) on Livingston, past the former Brunswick HS.

Construction workers had to dig up the ground on the sidewalk in front of the building and “bring in more juice” as Jackson put it, in coordination with PSE&G.

Chick-Fil-A is extremely measured and demanding in terms of granting a franchise. Much more so than most food franchises.
 
It's important to understand that nearly all fast food franchise applications come with a minimum unit development commitment.

Popeyes is 5 units.

I don't know Chick-Fil-A off hand, but i'm sure it's at least 3. That complicates matters when it comes to site selection.

CFA is also notoriously difficult on franchisees with site selection. They don't just let you open anywhere, like say Dunkin. They require very detailed demographic, population density and traffic pattern studies.

Operators also have to be willing to give up the revenue on Sunday. All CFAs are closed on Sunday as a matter of corporate policy--franchised or not.
 
There is a "Korean Fried Chicken" place opening up where The Counter used to be...

Seems a bit odd of a place to take over somewhere with a liquor license. I hope it is higher quality food.
