OT: Atlantic City Real Estate

Since you NJ natives love to bash Atlantic City, this Maryland native/current Atlantic City resident wants to let you know we ain't dead yet.

The house next door to me in the Chelsea section went on the market earlier this week. It's been like Grand Central Station over there. It's going to sell for a lot of dough.

I don't care about the money; I'm not buying or selling. But in my opinion, this neighborhood has a good future. One chick from Center City Philadelphia who was checking it out told me she thought "this is the next hot spot."

Okay, bring it on, just wanted to share. I can't imagine this won't be deleted. I won't argue.

FYI, I know AC is far from perfect and has a ton of problems. It's not an accident that I kept my pad in Washington TWP, Gloucester County...
Liberal policies destroyed AC.

AC used to be the hot spot and liberals destroyed it. Capitalists built AC. Once the capitalists build something the socialists then show up and want free housing, diversity and access to the schools. Once the socialists get the freebies they destroy the neighborhood with crime, litter and grafitti.

Ac is he only shore town where I have ever seen hookers and drug dealers.
 
You left out the failures of the casino owners to reinvest in their properties and the city. One in particular stands out.
What did the locals ever invest? Do they even clean up their own trash? Ac is the only shore town where you see hookers.

Only shore town where they ever found a body stuffed in a hotel box spring. How would you like to be the German tourist who found the body?

You need the Gays to move in. Not the lesbians(they're cheap) but the Gays. I'm serious, those guys spend and like nice stuff. They will gentrify any area. I worked for a lot of them in Asbury Park. It wasn't some Government policy or program it was those guys who brought a large part of that town back from the crack zombies. Once they're in and fix it up, then family's move back in.


When one group of people needs a different group of people to fix the problems then it is obvious the first group of people is the problem. The second group usually has nothing to gain. They can be successful without carrying the first group on their backs.

If you want to fix Atlantic city then eliminate low income housing. The lower class can go back to Camden where the belong. The upper middle and upper class capitalists would then be standing in line to get in on the ground floor.

It won't happen but I would like to blow up the casinos. It is a failure and they are ugly as sin. At least let the unprofitable ones go belly up. Convert them into condos.
 
The blueprint for a great shore town is already there. Copy cape may, stone harbor, ocean city or any of the great towns up the coast. In the 70s the liberal politicians in Atlantic city adopted the the exact opposite policies used in great shore towns. The solution is to do the opposite.

You’re not wrong. Where else in NJ are there vacant beachfront lots?
 
I still tend to go to AC several times a year for conferences and to gamble. I have a blast each time, usually getting dinner at different places. Condos seem to be super cheap but no one is buying them. I wish it would pick up. Idk that buying now would be a wise decision.
 
Real estate anywhere in the United States is hot right now. There is no inventory anywhere. That being said AC is an interesting market. Outside of working at a casino I don't know what industry supports that area but I truthfully don't know much about it.
Yes, casino work but also petty crime and ballot harvesting 😉. Sorry low hanging fruit.

Thats what people said about Asbury Park in 1970. You can't wait until its fixed to buy.

If Keansburg is considered beach than so is old bridge.ill give you waterfront but not beach front.
I had heard Keansburg is undergoing some gentrification. Let’s see if it takes.

I hope it takes. But that is one corrupt town. As you said in the above post. Took multiple renditions and many developers to turn around Asbury. And that’s a town that is a true destination, has a beach and has history.

There was talk of a ferry to downtown NYC back in early 2000’s that would have been great but it never came to fruition.

There is very much a beach. Maybe not the nicest, but alas. Haven't been in that area in a while but you can image search, it even looks half nice.

The other towns along the bay have absolute wild prices so it's only a matter of time. I saw a townhouse listed in the Highlands for a million.

Yea beach in name only. Sand and water. I suppose my definition of the word beachfront is reserved for ocean.

Big difference between the highlands and Keansburg. But you are right Keansburg from a geographical perspective should be a desirable location. But it has been neglected and corrupt for a very long time.

True, but these are things that could have been said for Hudson County, Asbury, Long Branch, even New Brunswick to one degree or another.

Eventually people will want a deal and you can get a relative one there at the moment. I think some people just also like the view or laying out in the sand.

Agreed. And many of the names listed above took many years. I looked at keyport 8-10 years ago and missed some opportunities. I hope Keansburg takes off but I would be cautious.

I think of the 3 northern most Monmouth coastal towns Keyport is the best.

Yea knew guys that were buying up houses and condos in and around keyport starting early 2000’s. They were mostly underwater until 2012-13. When it moved it moved quickly. Missed it when I tried to get in 2014-15

Nice downtown with good restaurants and easy access to trains and highways for commuters.

An interesting AC-related real estate play may be the neighboring towns of Ventor, Margate, and Longport. They are all better/safer communities than AC, yet are very close, with property prices much lower than most other parts of the NJ shore.

Longport is certainly not inexpensive. Need at least a million to start

Lower in Longport? Lots in Longport go for 2.5-3 million.
