OT: Atlantic City Real Estate

Since you NJ natives love to bash Atlantic City, this Maryland native/current Atlantic City resident wants to let you know we ain't dead yet.

The house next door to me in the Chelsea section went on the market earlier this week. It's been like Grand Central Station over there. It's going to sell for a lot of dough.

I don't care about the money; I'm not buying or selling. But in my opinion, this neighborhood has a good future. One chick from Center City Philadelphia who was checking it out told me she thought "this is the next hot spot."

Okay, bring it on, just wanted to share. I can't imagine this won't be deleted. I won't argue.

FYI, I know AC is far from perfect and has a ton of problems. It's not an accident that I kept my pad in Washington TWP, Gloucester County...
Grew up in Wash Twp - WTHS Class of 80. Still miss Sal's pizza/cheesesteaks (I'll go once every year or two). Still like AC too, despite the blemishes.
 
As a monthly , sometimes weekly visitor to casinos, I only go to AC when I'm at Ocean City or LBI ,just don't like gambling there .Unless you've got 50 years to wait it out would never buy there and I've invested and did great in places in NYC/ Hoboken where 30 years ago noone wanted. As for the Keansburg beach?? Might as well go to Staten Island . The walk in boys and the little boardwalk for the little ones was fun years ago -- how's it now? By the way there was a ferry boat that came over from nyc to that long pier years ago. Those tiny bungalows used to be filled with New Yorkers.
 
Local news. It is legit. You can find it if you really wish. I did a search for "Atlantic city body hotel box spring" but got 156,000 hits.
Definitely legit, happened in 1999 at some dingy motor lodge off the strip.

I like these types of threads because I like to hear what other people know about towns in NJ.

In 1980-1982 I looked at tenement building in Hoboken that being sold for under $40,000. If I had only known.

Atlantic City is 100 times better than it was 10 years ago. It’s not where it needs to be, but progress, is being made, though slowly. OP is right. AC is a good value for the money and a fun place for the weekend.

I would love AC to turnaround one of these decades but this isn’t even close to being an accurate statement.

Have there been some improvements? Yes.

Things have also taken a step back since Covid as well.

it's attached to the Hojo on a not so desirable block , but i walk from Ballys for some exercise, usually end up walking quicker than you realize lol
 
With all of AC's advantages, it should be a gem for the state. However, decades of awful/criminal leadership have consequences. Christie and Sweeney gave it an honest attempt to turn it around, but the city's finances were too far gone. It also didn't help that regional casino competition severely impacted AC (and they were completely unprepared for some crazy reason).

Gambling, casinos, beach. Good grief, only in NJ can a sure thing be screwed up so badly.
I agree T2K. Governments all over are notoriously good at wasting opportunity, money, resources, time, and on and on. Atlantic City had a long term master plan to essentially become the Las Vegas of the East Coast. We had a virtual monopoly with gambling for 30 years and the City, County and State failed miserably in executing that plan. I remember my father telling me when I was a young teen and we had a civic debate in school about Atlantic City and gambling, that the government will find ways to screw it up and boy was he right. This conversation took place in the late 1970's.
Since that time, every five to 10 years someone either in AC government or state government come up with a "revitalization plan" for AC that never goes anywhere and dies. I have been going to AC since I was in High School and it is essentially the same shithole it always has been outside the casinos NJ had its opportunity to execute and really turn AC into the gem of the east coast but decades of government bungling and AC is no closer to being any closer to achieving its potential.

SI doesn't have the boardwalk amenities Keansburg does, is more expensive, has NYC income tax and murderous traffic. From Keansburg if you're getting on the parkway at 117 you're cutting off a lot of the traffic further south.

AC is also cheap relative to points further north.

I don't think anyone is saying these places are shangri-la but the average price of a house in a town like Manasquan at this point is over 1M so options are getting limited for near the water for middle class people.

The saddest part to AC is all the investment dollars in Vegas could have gone to AC if managed at the local and state level better. shame really as it's an ideal locale with a lot to offer

This is disappointing and even embarrassing for me, an Atlantic City resident (although I also maintain my pad up in Gloucester County as well). I've met Mayor Small several times and had thought he was a good dude.

This started leaking out a few weeks ago, when the mayor's residence was raided, but I held on to the hope that it only involved his wife, who is involved in the school system. I don't think anybody had any idea who the high school student in the sad story was until now.

The principal in the HS is also in trouble from what i hear. When the daughter reported the abuse to her teacher, she then told the principal who instead of calling DYFS called the parents and never reported the abuse to DYFS at all.

Elected officials, especially the mayor, are a reflection of the voters and community that put him/her in office. Perhaps it's time to go to non-partisan elections and try to find the best residents to serve (not the best partisan pols)? Who are likely in it for personal gain.

Morbid as it sounds, if Sandy would have wiped it out in 2012, that could have been the best thing

Get the federal money, relocate people and start over

Although in typical corrupt AC fashion, the money prob would have been embezzled and instead of a complete rebuild, the place would look like the ninth ward in New Orleans

like I said earlier, AC didn't benefit at all from the gold coast build up period and lost out on all that Vegas investment. Bad leadership, unfriendly state, etc etc etc

AC is like a nice section of Baghdad

That's cool, T2K, I know where you're coming from. As I always say, I fully realize that Atlantic City has a lot of problems.

I don't expect it to become Beverly Hills or even Ocean City in my lifetime (or anybody else's, ha ha), but I still like it in my neighborhood, which is quiet and safe...

So Marty Small Sr. who replaced the previous mayor of Atlantic City, Frank Gilliam, because he was guilty of assault is now in hot water because he assaulted his daughter? Sounds about right.

it is amazing to see rundown row homes on beach blocks. Go 2 miles south and those homes are selling for 7-8 million
Probably the easiest way to sum up AC. Can't think of another town in the nation that has done so little with so much.

Amazing how poorly AC has been run. AC is surrounded by great vacation towns where average homes sell for a million+. There is a limited amount of coastline. Many people love the beach and AC is dirt cheap.

If AC wants to be a great town then do the OPPOSITE. Simply copy the surrounding towns.

Eliminate all the freebies. Many of them will leave on their own. If they are living in public housing and you stop giving them public housing they are going to leave. They will get priced out of the market.

The second thing would be to start enforcing the laws. Criminals will go back to Camden where they belong.

As an Atlantic City resident (most of the time), I will agree with you that this is the heart of what makes Atlantic City different. The other stuff people like to go on and on about (with memes and cliches) are mostly just symptoms of it. AC is not as bad as they love to say it is (for instance, I walk around in the forbidden zone, ie, "a block away from the casinos", and never have any problems), but it definitely has plenty of issues. I'm always the first to agree with that.

I'm a softie and don't think I would have the heart do do what you are suggesting; so I live with it. When I ran my "hobby" boardwalk business (June 2016 to October 2020) I treated everybody with respect, and got the same in return. Many actually told me that's why they came back; they said outright that they weren't used to having anybody say "Please" and "Thank you" to them. Life can suck sometimes for a lot of people. Not sure I would want to make it suck even more.

p.s. I suspect that I have just lost a lot of friends here. That's life as a non-righty/non-lefty...

I am all for giving someone an opportunity but once they waste that opportunity then screw them. They got free k-12 education, free breakfast, free lunch, free take home meals, lower admissions to college, job quotas, and all the other freebies. The result is they cant even make my fries hot.


I would use the same plan for the public schools. We have given the lower class an opportunity. City leaders thought the lower class would rise to the occasion. It did not happen because education starts at HOME with TWO Parents That Give a Chit Privilege. The city leaders ignored the possibility that the lower class would destroy the schools for everyone which is what we are seeing in the urban schools.
