Good to see Club XXXV is not going anywhere. Such a fine area that is in, does it matter what goes there? And I'm talking about that IMMEDIATE area right on the Parkway, bounded by Route 35. Not much nice can go there. The nicer residential areas of Sayreville are far from that location.
Sounds like a lot of potential and existing issues:
