Since you NJ natives love to bash Atlantic City, this Maryland native/current Atlantic City resident wants to let you know we ain't dead yet.

The house next door to me in the Chelsea section went on the market earlier this week. It's been like Grand Central Station over there. It's going to sell for a lot of dough.

I don't care about the money; I'm not buying or selling. But in my opinion, this neighborhood has a good future. One chick from Center City Philadelphia who was checking it out told me she thought "this is the next hot spot."

Okay, bring it on, just wanted to share. I can't imagine this won't be deleted. I won't argue.

FYI, I know AC is far from perfect and has a ton of problems. It's not an accident that I kept my pad in Washington TWP, Gloucester County...

Real estate anywhere in the United States is hot right now. There is no inventory anywhere. That being said AC is an interesting market. Outside of working at a casino I don't know what industry supports that area but I truthfully don't know much about it.

North section is a bit sketchy, Ducktown section, where the outlets are, is a better area. Closer you get to Ventnor it gets better

I’m assuming said real estate boom is code for the moving in and gentrification of previously low income, minority area with higher income, white, probably childless couples and gays. I mean gays helped turn AP into something far better than what was there when I lived in Monmouth. Granted…AC is much messier, bigger mess than AP ever was…

Good luck…AC deserves a renaissance.

You need the Gays to move in. Not the lesbians(they're cheap) but the Gays. I'm serious, those guys spend and like nice stuff. They will gentrify any area. I worked for a lot of them in Asbury Park. It wasn't some Government policy or program it was those guys who brought a large part of that town back from the crack zombies. Once they're in and fix it up, then family's move back in.

Chelsea is where any rebound of AC will start. Stockton growing in that area will help. Need to do something with that abandoned casino right there though. It’s creepy AF when I walk by there. I guarantee some homeless are living up in that thing

Not pc. But true . Why is it though ? Most nj communities or property values are tied to the school system or great location (like Hoboken, JC). . Does that group just not care about schools?

It needs to get torn down. Nobody wants to repair or upgrade it. There are too many issues.

With all of AC's advantages, it should be a gem for the state. However, decades of awful/criminal leadership have consequences. Christie and Sweeney gave it an honest attempt to turn it around, but the city's finances were too far gone. It also didn't help that regional casino competition severely impacted AC (and they were completely unprepared for some crazy reason).

Gambling, casinos, beach. Good grief, only in NJ can a sure thing be screwed up so badly.

I stayed in there when it was the Atlantic and the rooms were actually very nice but the outside is falling apart. Trees growing on the roof somehow now

AC really should be a gem…like “the” go-to place in NJ…like Vegas but better…

You left out the failures of the casino owners to reinvest in their properties and the city. One in particular stands out.

Absolutely. All that should have been part of the deal when getting city approval to build casinos. I believe there was a book about AC that talked about how local officials took graft from casino owners and looked the other way (ignored maintenance and community investment). The greed of business owners needed to be mitigated by strong local leadership.

The state was also siphoning every penny they could to pay for their pet projects around the state instead of reinvesting it to try and clean up the mess that it is

Good point. Crooked Trenton is always involved in NJ problems.

Atlantic City is 100 times better than it was 10 years ago. It’s not where it needs to be, but progress, is being made, though slowly. OP is right. AC is a good value for the money and a fun place for the weekend.

Yes, you’re right . That’s what happpned in AP.

Asbury is a good location. With the lakes it's actually a little prettier in some ways than some of the other shore towns. It's closer to NYC/North Jersey. And it's infrastructure is better because it was once an urban area.

Also Monmouth County does have the magnet schools at the HS level and I have heard of parents moving to shore towns once their kids are acclemated.

But it is probably true that most people who live in Asbury are like JC/Hoboken people in that they are less worried about schools because they don't have or will move when they do. Here in Hudson we do have charters at the young age that have some popularity and good rankings. It's probably only Morristown where you have the intersection of good schools and nightlife. The other walkable towns like Westfield and Montclair are more family oriented.

AC is great. It's just a handful of people with several handles and lots of time that can't appreciate what NJ offers.

One of them said he was scared at Stuff Yer Face in New Brunswick and that Hoboken is "covered in glass." It's not the best people you could say.

It shouldn’t take 50 years. Every mayor has ended up in jail. Most recently a town council member was arrested and charged with ballot stuffing in the 2020 election. The spirit of Nucky Johnson is alive and well

Fun place for the weekend isn't the question here. It's living in AC and the QOL of residents. With the crime rate still being among the worst in the state, it's stupid to say it is "100 times better". Let's keep this a serious conversation. Thanks!

Hard to speak seriously to someone who clearly doesn’t visit Atlantic City very often, because you’re afraid of crime.

People who live in the best parts of Atlantic City don’t worry about crime. Most of the crime happens in the worst parts of Atlantic City.

The area, that you come to after exiting the Atlantic City expressway is 100 times better than what it was. Talking about Tanger Outlets and Bass Pro Shops.

I don’t have a fun weekend. I have an extraordinarily fun weekend.

I go every 6 months, stay at The Atlantic City Sheraton, the Chelsea, or Tropicana.
I used to eat at Bobby Flay at Borgata, but now eat at Old Homestead in the same place. After dinner, I play Craps till 1-2 AM.

Wake up Sunday Morning and goto church.


Then I go get me a White House Sub


Then it’s off to my massage at the Tropicana.


At some point, I will also check out the water park.


I don’t think there is a more fun place to be in the general vicinity. I’ve had zero issues with crime.

If you live in AC, the chances of being a victim of a felony crime is 1 out of 12 in a given year. Nuff said.

That’s for all of Atlantic City. And the vast majority of crimes happen in the poorer parts of the city. If you live in the nice part of Atlantic City, the risk is there, but it is much, much less.

Back when George Street in New Brunswick was filled with crack houses, your chances of being assaulted were much, much greater than it is today, as they were cleared away. Same idea.

Do you really think someone who says Easton Ave and Hoboken are dangerous gets out much or has any knowledge about anything?
 
AC has about 25 million visitors a year.

Crime rate "per capita" is distorted because the denominator is off.
This is true and a fair point, but residents and their property are a huge portion of the denominator since they are in AC essentially 365 days a year versus a weekend here and there. Visitors don't impact the math much.....but some. Unless a large portion of the crime is in the casinos, which I doubt is the case.

is White House Subs area considered Chelsea? i always thought three/four blocks south of that was "border" of Chelsea.

i did a dive on this while back...they have been trying to promote the area to gays with similar game script to AP. advertising where they could, promoting events, etc

was always tempted to buy something small but never pulled trigger
