OT: Real Estate Question - Toms River/Brick and area

IMO house prices are guided by the high school more than anything. For example the part of Howell that goes to Colts Neck HS tends to have higher prices than the part that goes to Howell, even though both are good CNHS has more prestige, fair or not.
The Freehold Regional High School District has 6 high schools that all “specialize” in something.

Those Howell kids are probably going to Colts Neck to get whatever the specialization offering thing is listed at the school. As there HS in Howell, one of the 6, already.

There is a high association with autism and Brick. Think it's something in the water, be careful. Think of your grandkids.
Another thing about Brick, areas can change quickly.
Herbertsville section is generally a desirable area, but stay FAR AWAY from Maple Leaf Gardens on Herbertsville Road. Horrible element in that complex. Also would stay away from areas bordering Lakewood and the major shopping areas. If you can get a place off of Princeton Ave-- check out Cedarcroft, that is a pretty good area to get a place on the water.

The area north of 524 goes to Colts Neck HS as a matter of course, specialization or not. Part of Marlboro goes to CNHS, part of Howell and Manalapan to Freehold Twp and part of Twp to Boro HS. The lines for each school don't match the town lines in any case.

Agreed with above. Crime in maple leaf is ridiculous. Princeton ave area taxes are insane for Brick. I know of 2 families that left that are and moved to Wall and Manasquan and cut their taxes significantly for similarly valued property and didn’t have to worry about private schools.

none of our kids are still at home, so they would not be passing anything to their children.

The snobs in Wall call Brick "Bricktucky" and Howell "Howellbama."
Have family living across from Maple Leaf Gardens. Just by driving by and seeing the balconies and patios and the trash spewing from them, you can tell what kind of people live there.

Friends with a couple of teachers and a brick cop. Most of the issues in town and at Herbertsville elementary come out of that complex. A real shame. Yea bricktucky and howellabama heard many of times. Funny but I hear it mostly from people that live in those towns. Hahaha.

And nobody in Wall wants to say it out loud, but there is a similar problem with a complex up near the Collingswood Flea Market. It is so isolated, it does not present the same scourge on the surrounding area like Maple Leaf, but the kids are not great from that complex. And not sure what is going on at the Glen Oaks apartments (new ones on Route 138 and Allenwood Rd) and if this was an isolated incident, but this guy sounds like a real winner. Hope he gets the chair.

Yea that glen oaks was tragic. Story I heard was she was leaving the boyfriend and he attacked her. Don’t know much about the collingswood issues but spoke to wall cops and they said something like 70% of crime in town comes out of 4 hotels. I think you know which ones I’m talking about.

I was told that a church located in the Herbertsville area was purchased by an Orthodox developer.
 
I know various town have been discussed in different threads. My wife is looking at us possible making our next move into this area. What would be the good/Bad/Ugly?

I am not worries about School Systems except for resale value down the road if we sell. It would be our primary home and not a rental purchase. Are there areas to avoid and why?

If you’re not full-on MAGA, and I suspect you aren’t, stay away from both of those towns. Neither you nor your wife will be happy there.

Non-cultists are in the minority down there and it’s not close.

I don’t believe he would be unhappy based on having a different political view than the majority of voters in his town. At least it has had zero impact on my happiness.

Which is the exact reason why we moved to northern Howell, only I’ll be sending our daughter to parochial school come sixth grade lol

One of the great parts about living in New Jersey is that there are so many different different kinds of people, which tends to make most of us pretty tolerant in most situations

I would agree with you in most instances, however the optics are pretty telling in that area. In most areas (in NJ anyway, especially in the more affluent areas),folks keep their politics to themselves. Not there. Just take a drive down Princeton Avenue, there’s a goddamned billboard in someone’s yard. It’s a dissertation on how one should vote.. pretty bizarre and uncommon. If you’ve driven down that road you’ve definitely seen it.

Personally I really don’t care what anyone is in either religion or politics. Just have enough class to keep it to yourself.

Again, I really couldn’t care less what people do or don’t do, as long as they don’t have sign saying **** the other candidate or egregious nonsense like that

We have an American flag and would never think of putting out a sign for a certain candidate, but that’s a great part about living in America that we are free to do as we please, as long as it’s within the law

There were/are F Biden/Harris signs.

I agree with you as I proudly fly the American flag in my yard. No political signs in the yard or on the cars. Ever.

I think most rational people realize that only having two major political parties in this country is a massive issue, and moreover, the fact that these are the two best candidates speaks volumes about our society, and the fact that qualified people are hesitant to run for politics due to the toxicity of politics is not a good sign

I don't really care. It's a free country. Jackasses and jokers on both sides. When I see boats out on the river with obnoxious flags, I just go by and laugh. There was a little aluminum Jon Boat that had an enormous flag that was buckling from the force of the wind on the flag--their little engine could barely move the vote. If that's their thing, whatever.

On the other side of things, the first thing my neighbor said to me when we moved in was : "Hi, I'm Jim and I'm a Marxist." He was not kidding. I replied along the lines of- "I'm your neighbor, and I will always help my neighbors when they need it. I don't discuss politics with neighbors." He looked disappointed. He tried numerous other times to paint me as something I am not, and I just stopped talking to him and his commie wife. I just smile and wave, and make sure when I am out in my yard I have ear buds in so I don't have to deal with him. I don't know the politics of any of my other neighbors, and I don't care. I would do anything for them if they asked. I have done yard work for my divorced neighbor who lives with her 85 year old mother.

Well then avoid Princeton and Montclair. Those are the 2 biggest group-think towns in NJ based on election results.
Anecdotially I just looked up the Princeton data, according to what I saw, there was almost a 20 percentage point swing from 2013 until now

That’s pretty significant for a little over a decade

Be VERY careful of buying anything close to the water, FEMA is coming out with new flood maps in the very near future which will require houses be raised on pilings, also realtor told us that many homes in the Seaside area that were already raised after Sandy will need to be raised again even higher.

There are plenty of signs here, but nothing too over the top. A few Trump/MAGA signs but also some anti-Trump signs in Princeton. Maybe something like Trump Belongs in Jail. Not too widespread yet. Most signs go up in early Oct.

OK there Great White Wall, someone needs to tell you people it's not the 1950's any longer. 😁

Anyway my area of Howell is pretty safe from the Orthodox invasion until they get on the board. We're zoned ARE2 with lots of wetlands in the area. The Town/State just bought up the road down the street on the Metedeconk watershed from an Orthodox and are turning it into a park. They'll fvck that one up once it's complete. They love to not use garbage cans, the ground fits their disposable means just fine.

But they're a coming, look out trees and grass you're endangered. The town is well aware of their block busting techniques and just hired a second code enforcement officer so they are there 7 days a week. They are both former Howell cops. Call and they not only go after the tenants, but the owner of the property gets a nice fine as well.
