OT: Real Estate Question - Toms River/Brick and area

Love your area of Brick. Bought a boat from a marina on Kettle Creek.
I've heard the Cherry Quay neighborhood, which is only about a mile away, has some rougher areas and crime. There are definitely an odd mix of bungalow/McMansions almost block by block basis around me. But my neighborhood and everything else off Hooper that I've explored heading towards Toms River is pretty nice. No idea about the schools or that kinda stuff yet.

The worst part of Brick is the parking lot at ShopRite on 70. I'm closer to Stop and Shop anyway, but I refuse to navigate that parking lot. Far too many retirees and it's an intersection that can't handle the traffic even with qualified drivers. Mix in the approximately 7 million retirees (exaggerating) around here who all seem to love Shop Rite for some reason and it's a disaster. The Stop and Shop lot is totally normal and I'm not dodging elderly people backing out of spots constantly.

over where my wife's friends live, it is the same- you drive past these little bungalows - some nice, some a little run down, and then you get the 4-6k sq ft house on the water right next to them

Yep. Its kinda refreshing that some of these waterfront bungalows have held out and kept it in the family for so long. Good on those folks, but they're sitting on a gold mine if you have dock access on your land. There's only so many of those spots around. I recently heard that Brick has the most waterfront property of any NJ town.

I believe so many of the bungalows near her on getting to Driftwood, had to be raised after Sandy but getting closer to the main road and a little further from the water- they largely stayed the same. It's funny, as she is right on the water- two sides with bulkheads- and they have never been flooded.

Talk about goldmines my sister lives on the shore and her house is worth over $3 million. A house 2 lots over from her which was built at the same time as hers and my sister says is nicer than hers was just sold and knocked down.

I have a 3 bedroom townhouse. Nice neighborhood but certainly not waterfront, although our clubhouse is and has an attached marina, but we're an hour boat ride from either the Squan inlet or Barnegat lighthouse. I moved down here to be closer to the ocean and it was cheaper - bought for $210k in 2017, probably could get over $400k now even if we hadn't done any updates. It's really wild. The year round population has appreciably gone up since Covid as well, judging by traffic.

I would be careful assuming the value such as that- if you look at 93 driftwood in Brick- they have run it and it's value is just under $2 mil. A property in a less prime spot isnt getting 3.

Have told this tale here before. Lived on Manasquan river in Wall growing up. In 1988, our house was not for sale, but someone offered my parents $800K cash. In 1992, property taxes had been raised significantly, and they had to get out. Sold the house for $355K. House now is probably worth $4.5 million. On a full acre with a dock.
 
If you’re not full-on MAGA, and I suspect you aren’t, stay away from both of those towns. Neither you nor your wife will be happy there.

Non-cultists are in the minority down there and it’s not close.

She is in Avalon which is a completely different market.
Now that is a gold mine. Avalon and SH (Seven Mile Island) are the best of the NJ shore and most expensive. How close to the beach or bay? Might be worth way more than $3m.

I get what he was saying and like I said- I don't want to live in any town that is a huge majority one way or another.

What I do think he is trying to say, and it fits with where many people feel- my wife, if we are driving down a street or through town and you are seeing Trump signs all over, pickups with the big American Flag holder on the tailgate, ATV's parked everywhere, etc...she gets very uncomfortable.

And hell, I grew up with my shotgun in the rear window of my first PU Truck. lol

It reminded me that you want to buy in SH.

I worked with a woman who purchased 2 ocean front lots in Avalon for $10,000 each in 1968 after a hurricane. Her husband was a cop in town at the time.

Taxes on the island are pretty much the same (due to ultra-low school taxes). This comes from Diller Fisher, biggest realtor in the area. I actually worked with some of the SH officials and staff pre-COVID and they seemed okay. However, they recently screwed up a playground project. It was delayed after being torn up. So, bad job by them.

Never met the old Avalon mayor, but he was well-known for being outstanding (Martin Pagliughi). He retired last year, so we need to see how the new crew does.

Cross into Monmouth it's a different ball of wax and then Ocean forget it. But I definitely saw a few Harris signs in Manasquan which is a little red year round. Now if you see in Brick or TR you know change is afoot.

One million percent agree. I do not know why people feel they must be defined by their politics, especially on what is mostly an anonymous message board. This board has way too much of it……and BOTH sides are to blame.

My wife just received her sign. It might be the only one in Jackson.

The school taxes are low because there are so few students on the island. 39 in stone harbor.

Stone harbor and avalon are not run much different. Pretty similar actually.


The problem.with stone harbor is they try to match avalon spending and only have half as many taxpayers.

Financially- maybe a great move but it just seems so much a pass through state..,

Yeah- I get it. But saving $1500 a month on mortgage and 10-15k in property tax each year- allows you to take “boring” and use it for not boring things to day
I also have another 10 years to work- no income tax also works.
An extra 30k or so each year isn’t bad.

There is a stretch on 301 (which also goes in Maryland) where it’s very pretty. I would imagine the areas off it are just as nice.

And just some random houses quickly picked off of Zillow, would rather be in Monmouth or Ocean County with taxes under $10K than what I see in Delaware.

That's one way to look at it.

The other is that, in the likely scenario you'll be spending more time home than anywhere else, you oughta love where it is.

There was a new construction 3000 sq ft 4 bed 3 bath .3 acre of a GC for 465 and after all options we would select- about $540k. Under 3 k tax and at 65, that goes down to about 1k.

I get it…Delaware- yuck lol

But it was nicer than I thought.

Not yuck at all
It all depends on what you want to do

Driving on 301 south through Delaware and Maryland, it seems peaceful, but boring
However, if you have things to do within a close proximity, it could be worth it
